The property comprises an existing shell and core data centre of 10,290 sqm (110,771 sqft) on a secure 2.3ha (5.7acre) site with detailed planning permission for data centre use and the ability to deliver up to 30MW of diverse power to 8,000 sqm (86,000 sqft) of potential net technical space.
The property can be delivered to shell and core, as a powered shell or fully fitted to suit occupier requirements. Full details of the consented scheme, which has been designed to deliver 8,000 sqm (86,000 sqft) of net data hall space, and indicative building layouts are available on request.
Detailed planning consent for data centre use, including changes to the elevations, new roof design, new mezzanine (to provide 19,950 sqm / 214,747 sqft of gross space) and the addition of external plant was granted on 3rd April 2013.
Up to 30MW of diverse power has been secured for Gateway Data Centre.
An initial, independent, supply of 3MVA has been secured from available capacity in the local network which can be delivered to site in under 6 months.
A new supply of up to 30MW has also been secured which will be via a new primary on site supplied by two clean 33kv circuits from UKPN’s West Thurrock Grid Sub Station, located approx. 3km away. A detailed route finding survey is currently being progressed with initial indications being that the new supply can be delivered to site within
Due diligence has been undertaken to establish the site is free from risk from:
BT, Colt Telecom and Level 3 all have fibre in the vicinity and could provide diverse 10Gb routes to site from the city. In addition, Zayo’s core network offers a diversely routed 432 cable for the West Thurrock site enabling pan-European and US fibre networks for tenants. Zayo’s network is within 50 metres of the site allowing them to offer potential tenants the full suite of network services: dark fibre, WDM networks, MPLS/ VPLS networks, VPNs and Tier 1 IP services.

The property is located at the junction of Weston and Central Avenue immediately adjacent to an established global service integrators data centre in West Thurrock. The site benefits from excellent access to the M25 at junctions 30 and 31 with junction 30 providing direct access to Docklands and the city via the A13.
